Ongoing various roof consulting services have been provided since 2002 involving comprehensive visual condition evaluations and non-destructive roof moisture surveys on buildings located throughout Northern Virginia. Over one million four hundred thirty thousand (1,430,000) square feet of roof area has been inspected on 45 buildings along with the development of cost estimates and long term plans for necessary roof system repairs and/or replacements. We have also provided roof replacement design and construction administration for various projects and anticipate our involvement in additional projects as the need is dictated by the performance of the existing roof systems.
In 2005, we implemented a quarterly roof inspection and maintenance program for the majority of Dwoskin owned facilities that has reportedly reduced annual expenditures by several thousand dollars and virtually stopped roof leak reports by tenants. We feel this is simply a result of proactive maintenance being performed on a regular basis at a controlled cost versus emergency repairs being implemented when complaints are received from the tenants. We also feel that this is the most cost effective approach to reduce the life cycle cost of roof ownership by prolonging the roof service life.
