In November 2002, we performed a non-destructive infrared moisture survey on the Coca-Cola facility located in Bronx, NY. The facility had a 192,000 square foot fully adhered single ply EPDM roof system. During our investigation, we determined that approximately sixty percent of the roof system had been detrimentally affected by moisture intrusion into
the roof insulation. We also determined by roof core verifications, that the roof system was a recovery roof installation over an original smooth surfaced built-up roof therefore dictating the need for total removal and replacement of the roof system.
Upon the request of the Owner, we provided complete roof replacement design for the above referenced Bronx facility. Our roof design incorporated total removal of the existing roof system and all existing interior drainage components. Forty eight (48) new roof drains were installed to accommodate a new tapered roof insulation system. The roof system specification included double layer of high thermal roof insulation and a three (3) ply fiberglass felt roof system with a modified bitumen capsheet.
In addition to the above services, we were also requested to provide full time quality control inspection services on this project. During the course of the project, we documented quantities of roof deck replacement that was required, materials compliance for products utilized and installation methods and provided daily written reports to the Owner.
Upon completion, there was less than $10,000 dollars in change orders on this project.
